RE: GAS FURNACES
Although the Corporation annually contracts out for pre-seasonal maintenance of gas furnaces, which includes installing a new filter, residents should be mindful of their responsibility in this matter.
We wish to re-affirm that it is the tenant’s responsibility to inspect their furnace monthly and to change the filter at least every three (3) months, or more frequent, as necessary, while the furnace is in use. This includes all seasons if the fan is being used. The size of the filter is noted on each furnace and the purchase cost is approximately $2.00 each.
In this regard, we have been informed by the contractor that the newer furnaces especially are very sensitive to dirty filters and may malfunction as a result. Service calls initiated on the newer furnaces, have, in some cases, been caused by a dirty filter.
Accordingly, by way of this notice we advise all residents that commencing with the week starting February 9, 2009, if a service call is initiated for a furnace and it is determined that the cause is due to a dirty filter, the Corporation will invoice the tenant for the cost of the service call.
