Housing Operations - Capital Work    
 

The Corporation's general philosophy with regards to Capital work is to address the health and safety issues identified through site inspections first and foremost. Because of funding constraints in the social housing environment, all other Capital items must be prioritized and an annual plan presented for Board approval prior to the commencement of any work. Such work includes any major repair, restoration or replacement of a component of a building, property or series of individual units. The development of the Capital plan involves the consideration of several factors:

  1. identifying the health & safety issues
  2. prioritizing the other deficiencies identified in the annual inspections
  3. determining the life expectancy expiration of components
  4. determining anticipated costs

Approved Capital work at the various sites for 2005 includes:

  1. roof assessment surveys at 3 sites and roofing upgrades and/or replacements at 10 sites
  2. window replacements at 3 sites
  3. fencing/privacy screen replacement at 4 sites
  4. plumbing upgrade for all units at Wood Farm Manor
  5. common area painting
  6. underground parking garage ceiling was replaced at Wilson Village
  7. counter top and cupboard replacements at a number of sites
  8. landscaping upgrades/renovations at some sites
  9. capital office equipment
  10. the roadway exit on the north side of Mearns Meadows will be completed and gated off
